pick how much of it we do.
Same paperwork underneath all three. The only thing that changes is how much of the building we take off your hands. Tap a ticket and the till below reprices itself.
admin only
You run the building. We run the paperwork.
hybrid
You keep the keys. We take the phone calls.
fully managed
We take the whole thing, the building included.

Everything not on this list is identical on all three ranges, and the full line by line is on each range page. admin only. hybrid. fully managed.
aisle 02 · the software
and the portal is free, on all three.
Every range includes Servanda, the compliance software we run your block on. Most agents either have nothing like it or charge you to log in to theirs. Yours costs nothing, because the fee is the fee.
your compliance, in traffic lights
Every requirement on your building, red amber or green, with the last certificate attached and the next date counted. You stop having to be told the building is compliant.
file your own certificate
On admin only you book the checks, so you record them. The electrician hands you the EICR on Tuesday and it is on the register on Tuesday, in your name.
authorise invoices online
The supplier's invoice with the quote beside it. Nothing leaves the client account that a director has not approved.
vote, and the minute writes itself
Directors vote in the portal, the outcome is counted against your own articles, and the minute drafts itself. A tie gets called a deadlock, with the ways out named.
residents report it themselves
One link for your leaseholders. A broken gate arrives as a tracked issue with a photo, not as a text to a director on a Sunday.
section 20 on the clock
Which route applies, the notices drafted, the statutory days counted. Get this wrong and what you can recover is capped at £250 a flat.
see everything it does, and what you can run yourself if you are self-managing.
aisle 03 · pricing
the till
No "request a callback". No discovery call. Tell the till about your block and it prints your price. The price it prints is the price you pay.
You deal with your leaseholders and instruct your own contractors. Taking the site visit out is what takes the price down.
Type it or tap it. £100 a flat, per year, £895 minimum, so the smallest blocks still cover their paperwork. Estates of houses count too; a home is a home. The whole formula prints on the receipt so you can check our maths.
against a typical agent at £250 a flat with a £1,500 minimum. Plenty charge more. If yours is cheaper and good, keep them. Genuinely.
Managing agent or freeholder with several blocks? Trade pricing has its own desk: the trade counter.
The formula is the pricing. There is no "it depends".
aisle 04 · switching
leaving your agent is our job, not yours.
The biggest reason blocks stay with a bad agent is the faff of leaving. So we took the faff.
you tell us about your block
Name, number of flats, who manages it now. Two minutes, one email. That is your whole job in this process.
we get the handover pack
We chase your old agent for the accounts, leases, contracts and compliance certificates. They are obliged to hand them over, and chasing agents for paperwork is most of our diet.
you stop overpaying
Demands go out on time, accounts get done, filings get filed. You notice the difference mostly in what stops going wrong.
the price stays the price
No extras schedule, no year-two creep. And if we stop being worth it, you leave with three months' notice.
aisle 05 · the shelf
what you get
Everything on the shelf is in the price. There is no other shelf.
service charge demands
Every flat, correct apportionments, on time, chased.
includedbookkeeping set
A full year's books, reconciled and packaged ready for your accountant.
includedyear-end accounts set
We produce the accounts themselves. Cheaper than an accountant, add it at the till.
+£100companies house filings
Confirmation statements, accounts, director changes. All of them.
includedcompliance tracking
Fire, electrical, gas, insurance renewals. Tracked, and you get reminded before they lapse.
includedleaseholder letters
We write the awkward ones so you don't fall out with your neighbours.
includedannual budget
A proper one, agreed with you before any demand goes out.
includedsite visits
None. Zero. That is the entire trick, and now you know it.
£0.00aisle 06 · the honest bit
why so cheap? and why range 03 is not.
Admin only and hybrid are cheap because nobody drives to your building. Fully managed is not cheap, because somebody does. What is true on all three is that the fee is the whole of what we make. These four are the habits we took out, and they are the ones that actually cost you money.
no works mark-ups
A £4,000 roof costs you £4,000. We pass the invoice through at what it says on it, with no percentage for "project management" bolted on the end.
no insurance commissions
You see the broker's figure, not the broker's figure with ours added to it. On a block of any size this one line is usually worth more than a year of our fee.
no contractor kickbacks
No panel, no referral fee, no introducer's cut. Nothing that gives us a reason to put the dearer quote in front of you, so we do not.
no office, no padding
No brass plaque, no reception fern, no rent baked into your fee. Smart systems run the repetitive parts; people who have managed blocks for years check everything before it goes out.
aisle 07 · who does what
you run the building. we run the paperwork.
This is the split on admin only, the cheapest range. Hybrid moves the leaseholders and the contractors over to us; fully managed moves the building itself. Here it is in writing, so nobody is surprised later.
we handle
- service charge demands, issued and chased
- the books, reconciled all year round
- companies house filings, all of them
- compliance deadlines, tracked and reminded
- the awkward leaseholder letters
- the annual budget, drafted for your approval
- contractor invoices, processed once you approve them
you handle
- being the eyes: spotting what needs doing
- choosing and instructing your own contractors
- letting trades in, holding the keys
- approving the budget and the spend
- booking the compliance inspections we remind you about
- being the directors, because it is your block
aisle 08 · the bigger trolley
same price. different bill.
Fully managed costs about what your current agent costs, because turning up at a building costs what it costs. Nobody switches for that. They switch for the second line of the bill, which is the one an agent does not print.
a typical agent
£250 a flat, a year
Then a slice of the insurance premium at renewal. Then a margin on every job that goes through them. Then whatever the contractor pays to stay on the panel. You are told none of it, because none of it is on the invoice.
plus what you never see
fully managed
£250 a flat, a year
Four site visits a year, works supervised and signed off before anyone gets paid, insurance placed at nil commission. Then nothing else, because there is nothing else to take.
£2,500 minimum · + vat · london & essex
Over one major works job that gap is worth more than the whole management fee. read the fully managed range, or pick it at the till and the receipt reprices itself.
aisle 09 · the questions
asked at the till
The things people actually email before they sign up. Prices exclude VAT.
How much does block management cost for a block of 6 flats?
£895 plus VAT a year. The formula is £100 per flat per year with a £895 minimum per block, so any block up to eight flats lands on the minimum. A 12 flat block is £1,200 plus VAT. The till on the homepage prints the exact figure for your flat count.
Is there a minimum fee for a small block?
Yes, £895 plus VAT per block per year whatever the flat count. Below nine flats the minimum is what you pay, because the paperwork for a small block is very nearly the paperwork for a big one.
What does admin only block management include?
Service charge demands to every flat with correct apportionments and chasing, a full year of bookkeeping reconciled and packaged for your accountant, Companies House filings, compliance deadlines tracked with reminders, leaseholder letters and the annual budget. Not included, deliberately: site visits, works mark-ups, insurance commissions and contractor kickbacks.
Who chooses and instructs the contractors on admin only?
The block does. You pick your own contractors and instruct them directly, so nobody in the middle is taking a cut of the work. Bargain Blocks does not mark up works and does not take commission.
Do you take commission on the building insurance?
No. No insurance commission, no works mark-up, no contractor kickback. The number the till prints is the number.
Can an RMC or RTM company use this?
Yes. RMCs, RTM companies, share-of-freehold blocks, freeholders and self-managing directors are all in scope, and so are estates of houses.
How much do year-end accounts cost?
Bookkeeping is already included in the annual fee. A produced year-end accounts set is an optional £100 plus VAT on top, which is normally less than paying an accountant to build it from scratch.
What are the three ranges?
Admin only is £100 per flat per year, £895 minimum: we do the paperwork and you run the building. Hybrid is £150 per flat, £1,250 minimum: we also deal with your leaseholders and your contractors. Fully managed is £250 per flat, £2,500 minimum: we take the building too, with four site visits a year. All plus VAT. Admin only and hybrid run anywhere in England and Wales; fully managed is London and Essex only.
How much is fully managed block management?
£250 per flat per year, £2,500 minimum per block, plus VAT, in London and Essex. That is roughly what a traditional managing agent charges. The difference is that a traditional agent then takes a commission on the insurance, a margin on the works and a fee from the contractor, and we take none of the three.
Do you do block management without site visits?
On admin only and hybrid, yes, and that is what makes them cheap: the directors stay the eyes and the keys, and nobody bills you for mileage. If you want somebody to actually attend the building, that is the fully managed range, which includes four visits a year.
How do I switch from my current managing agent?
You tell us the block name and how many flats it has. We chase the outgoing agent for the handover pack, which is the part everybody dreads, and the price quoted at the till is the price you pay. Leaving your agent is our job, not yours.
Where is the service charge money held?
For blocks Bargain Blocks administers directly, service charge money sits in a designated client account and is handled under the usual rules. On trade and white-label work the money stays with the agent and never touches Bargain Blocks.
Do you do white-label block admin for managing agents?
Yes, through the trade counter. The same formula at wholesale, with 10% off the lot at three blocks or more. The agent's brand stays out front and client money never touches Bargain Blocks.
